Full-service care for long-term rentals
Equity Guard Rent covers leasing, screening, rent collection, maintenance, renewals, warranty, and insurance introductions — one point of contact for your tenants.
Leasing & marketing
When a home is vacant (or you’re ready to place a new tenant), Carlos markets through RentSpree with syndication via CRMLS ListHub to 900+ websites including Zillow. Market-backed rent pricing, e-sign leases, and professional photos when needed (owner typically ~$250–$300).
Tenant screening
TransUnion credit, background, eviction history, and bank-verified income. Screening is applicant-paid by default: Standard $39.99 / Advanced $49.99. Carlos pays the RentSpree PRO subscription — landlords do not.
Rent collection
Choose 6% if you self-collect, or 7% (+1%) when rent is connected through RentSpree (automated reminders, recorded payments). Owner bank is Stripe-linked for disbursements; Carlos invoices the management fee separately.
Maintenance coordination
Tenants report issues to Carlos — not you. Emergency vs. routine triage; covered failures go to the home warranty first; licensed pros dispatched within your approval limit; bids for larger jobs; photos and receipts on file.

Lease renewals & day-to-day care
Lease end dates calendared; renewal terms reviewed with you in advance; roommate / pet / alteration requests documented; habitability items flagged promptly. Contested disputes are referred to qualified counsel — PM coordinates process, does not practice law.
Home warranty
Added during onboarding after a move-in inspection confirms systems are functionally working. Typical annual plan ~$650–$700 (HomeGuard CA Advantage example). Wear-and-tear failures on covered systems go through the warranty; pre-existing / already-broken items are not covered. Optional general inspection ~$300. Carlos coordinates claims via HomeGuard.
Landlord insurance intro
Optional introduction to landlord insurance through Goosehead — complements the warranty; not a substitute for proper coverage. Confirm quotes with the insurer.
Owner reporting
Income and expenses tracked for Schedule E readiness and 1099s. Simple monthly (or agreed) owner summaries. Your CPA handles tax advice.
