Also the rate for vacancy lease-to-list and ongoing occupied management when rent stays in-house.

  • Of total lease (monthly or quarterly discussable)
  • Full-service day-to-day management
  • Carlos invoices fee separately

How money flows

When rent is connected through RentSpree, the tenant pays via RentSpree → owner bank as Stripe payee. Carlos invoices you separately for the management fee. You keep a clean disbursement trail.

Market context

Typical published full-service PM for Greater LA / San Fernando Valley SFH often lands around ~7–10% (broader market sometimes cited 6–12%). Equity Guard Rent is intentionally at the low end with transparent options.

When you’re ready to sell

Equity Guard Rent clients who later list with Carlos receive a discounted 2% seller-side listing commission. Buyer-side compensation (if any) is negotiated when an offer is received. Commissions are negotiable and not fixed by law.

Fee percentages and inclusions are confirmed in a written management agreement. Not legal or tax advice. Home warranty and insurance terms vary by provider. Existing occupied homes: placement fees typically do not apply the same way as vacancy lease-up.
